Standard I aim for
This site targets conformance with the Web Content Accessibility Guidelines (WCAG) 2.2, Level
AA. WCAG 2.1 AA is the level most commonly referenced under the Americans with Disabilities Act
(ADA) and Section 508, and 2.2 builds on it.
What is in place
Semantic HTML landmarks and a logical heading order on every page.
Full keyboard navigation, with visible focus outlines that are never removed.
Colour combinations chosen to meet AA contrast against the dark background.
prefers-reduced-motion is respected: the background video pauses and animations stop for
anyone who asks their system to reduce motion.
Text resizes and reflows down to small screens without horizontal scrolling.
Images and icons carry alternative text, or are marked decorative so screen readers skip them.
Interactive elements are real buttons and links, with ARIA state where content expands or collapses.
The site works without JavaScript for its core content.
Known limitations
Some content is loaded dynamically, and third-party embeds and external sites linked from here are outside
my control and may not meet the same standard. I test with keyboard navigation and browser accessibility
tooling, but I have not commissioned a formal third-party audit.

Privacy policy
This site is operated by Javier Carnicer, based in Miami, Florida, United States.
This policy explains what is collected here and what happens to it.
Information collected
Information you send me. If you email, call, or save my contact card, I receive
whatever you choose to share, such as your name, email address, phone number, and message.
Usage data. Like nearly all websites, analytics and hosting logs record technical
details such as IP address, approximate location, browser and device type, pages viewed, referring site,
and time on page.
This site does not sell products, does not process payments, does not host user accounts, and is not
directed to children under 13.
Why it is used
To reply to enquiries, to provide and secure the site, and to understand which pages and channels are
useful so I can improve them. I do not sell or rent your personal information, and I do not share it for
cross-context behavioural advertising.
Who it is shared with
Cloudflare hosts and delivers this site and processes request logs for security and
performance.
Google (Tag Manager and Analytics) processes usage data as described below.
These providers process data on my behalf under their own terms. I may also disclose information where
required by law.
Retention
Correspondence is kept for as long as needed for the enquiry and my records. Analytics data follows the
retention period configured in Google Analytics, typically 14 months or less.
Your rights
Depending on where you live, you may have the right to access, correct, delete, or receive a copy of your
personal information, to opt out of sale or sharing and of targeted advertising, and to appeal a refusal.
These rights come from laws including the California Consumer Privacy Act as amended (CCPA/CPRA), the
Florida Digital Bill of Rights, other US state privacy laws, and the EU/UK GDPR for visitors in those
regions. I do not discriminate against anyone for exercising them.
To make a request, email
contact@javiercarnicer.com. I will
verify the request by replying to the address on file and respond within the timeframe the applicable law
requires (generally 45 days).
Security and transfers
The site is served over HTTPS with modern security headers. No method of transmission is perfectly secure,
but data is handled with reasonable safeguards. Data is processed in the United States; if you contact me
from outside the US, your information will be transferred there.
Changes
If this policy changes, the "last updated" date at the top of this page changes with it.
Cookies & analytics
This site uses Google Tag Manager to load Google Analytics 4, which sets
cookies or similar identifiers to tell repeat visits apart and measure how pages perform. Cloudflare may
also set a strictly necessary cookie for security and performance.
These analytics cookies are not required for the site to work. You can:
Block or delete cookies in your browser settings at any time.
Turn on "Do Not Track" or Global Privacy Control in your browser; GPC signals are honoured as an opt-out
of sale or sharing where the law requires it.

and are not an offer or a binding quote. Final scope, price, and timeline are agreed in writing before work
begins. Third-party costs such as domains, MLS/IDX feeds, and advertising budgets are separate.
